  • Showings, screenings and negotiation - When a rental is competitively priced, it should rent within two weeks. We field interest, show the space, review applications and prepare a lease. Things like price and pets can often be a point of negotiation We're clear on all the legal considerations.  We're in conversation with you all the way, but we do make sure we all follow the letter of the law for this process. 
  • Compliance guidance - If you are new to management and your rental is new to the market - we will guide you through the paperwork you need to submit to protect you and your property (fair housing, licensure, regulations), guides to local rental law and resident rights
  • Signed lease and handoff - When the lease is signed, we'll give you a check-list of administrative considerations (security deposits).  Your rental is ready to go (we'll let you know how prep for a smooth move in.

  • Can I use my own lease?

    Maintenance-Only service is designed for property owners who prefer to handle most aspects of management themselves but need reliable support for maintenance-related tasks. For $150 per month plus work order costs, Nest DC provides essential maintenance services to ensure your property stays in top condition.  We will create a maintenance plan together, to ensure your goals for the property are met, and you have a trusted, reliable partner for your property.

  • Do I have to pay extra for the photos?

    Professional photos and Matterport 3d images are included in our marketing package.  It's a point of pride that we're known for our gorgeous listings and collateral. We bring that expertise to your investment 

  • Can I get a discount if I do the showings?

    It's not worth it, lol.  Coordinating with prospects alone could easily become the bane of your existence.


     It works best when we do it - because we can do it best.  That's best for everyone!

  • Can I help choose my tenants?


    The short answer is, sorry, but no.  


    Breaking the law during the leasing, marketing, and lease negotiation process is very easy.  Our clients should not expect to play a role in tenant/resident screening, selection or even market to a particular resident profile.  We understand some might flex on this point - but there is real risk for violating fair housing and local anti-discrimination laws. Tenants are very aware of these protections and can find support resources easily if their rights have been violated.   

  • When should I start working on this?

    Plan on three months.  From the time you begin the process, until you greet your new resident at the move-in walkthrough - there are necessary steps that take time. This includes city inspections, paperwork, and for District landlords, obtaining a Basic Business License
