UTILITIES

  • UTILITY ARRANGEMENTS

    PLEASE ARRANGE FOR ALL OF THEM TO BE PUT IN YOUR NAME AFTER THE FINAL WALKTHROUGH INSPECTION

DEPOSIT

  • SECURITY DEPOSIT TIMELINE

    After the tenant move-out walkthrough, you will receive move-out documentation, video of the space, and security deposit recommendations from the turnover team. Based on the results of the move-out walkthrough, we will be able to work with you as you decide to withhold or not. Withholding decisions must be made within 30 days of the tenant’ move-out as tenant’s security deposits must be returned within 45 days of move-out.


    We only suggest withholding from a security deposit if there is damage that is above “normal wear and tear” or malicious. While in other jurisdictions, a security deposit could be used to cover any repairs, DC law is incredibly tenant friendly and vague. Even with evidence of damage, it can be a risk to withhold from a security deposit as tenants have the option to take landlords to small claims court at very little cost and risk to them.

ACCOUNTING

  • FINAL ACCOUNTING INFO

    After the tenant security deposit is processed, we will return your remaining owner reserve via ACH to the account we have on file, along with a final emailed statement. Keep in mind that if any repairs come up between now and then, we may pull from that reserve so that number may change. If you have any questions on any of this, please email finance@nest-dc.com.

Starling Services

Our in-house crew of two workers are available. They can handle the following:

  • Patch all minor drywall damage/picture holes
  • Paint on all walls
  • Paint on ceilings
  • Paint baseboards and trim
  • Snake drains
  • Paint closet interior and doors
  • Adjust/tighten towel bars
  • Tighten/adjust loose door hardware
  • Tighten/adjust cabinet/drawer hardware
  • Replace batteries in smoke detectors
  • Check fire extinguisher
  • Change HVAC filter
  • Remove old caulk and caulk bathtub
  • Replace light bulbs
  • Replace fire extinguisher
  • Replace or repair damaged window screens
  • Replace damaged window blinds
  • Replace toilet parts (seat cover, fill valve, flapper)
  • Replace towel bars, shower rod, and toilet paper holder
  • Replace electrical switch plate cover
  • Replace light fixtures
  • Replace vent hood filter
  • Replace drip pans
  • Replace missing smoke detectors
  • Replace locks
  • Clean out dryer vent
