I left Scout Properties for NestDC. I'm enjoying my weekend for the first time in over a month. And I can now focus on legal issues with my developer while Nest keeps my tenants happy.
I've worked with Nest DC since 2015 and have used them as a property manager for two separate sets of renters for my condo in NE DC. I was extremely happy with the tenants they found for me on both occasions.
The process as an owner was streamlined and very efficient. One of the main reasons I decided to hire a property manager was because I moved out of the state and didn't want the stress of dealing with any issues that my future tenants needed help with. I saw value in what Nest could offer through the entire process - from marketing for tenants, matching, signing the lease and catering to the needs of my tenants - and I consider hiring them as one of the best decisions I could make.
My most recent set of tenants actually liked the place so much, that they recently purchased the condo unit from me.
I am a DC condo owner (Petworth) who recently began using Nest DC to manage my property. I have had a phenomenal experience with Nest DC so far.
I contacted several property managers before deciding to go with Nest. Nest was the most responsive, professional, and just plain nice to work with. I contacted two other property managers and they weren't sure if they could get my place rented with the short time frame I had provided (a little less than a month). Nest said they were pretty sure they could rent my condo right after I moved out. Also, the other property managers didn't have immediate answers to some of my questions. Steph at Nest is fantastic and had clear, concise answers to all of my questions. Steph helped me understand how much rent I should charge, what I needed to do before move-in, etc. Steph had all of the answers and the Nest agreement was easy to understand. I feel like they really went through that thing with a (legal) fine-toothed comb so that I know what I can expect of Nest and I know what they expect of me.
Nest is very much a full-service property manager where they can take care of everything (if I want). I just need to provide keys and make large decisions on maintenance issues.
I also felt fairly comfortable choosing Nest because when I solicited feedback for property managers from my Petworth neighborhood listserv, I got a strong positive review from a condo owner whose condo building is managed by Nest. Her condo was not managed by Nest, just the building, but it was a solid independent review. So... I took the leap and signed an agreement with Nest.
My Experience Thus Far:
Steph stayed in regular contact with me to let me know what I needed to do in the process of finding a tenant. She organized the posting of my property online (including beautiful, professional pictures) and the showing of my condo to potential tenants. As it worked out, several tenants were able to come at the same time on a Sunday for a showing, but Steph wasn't available because she was out of town for the weekend. Nest's owner, Grace, held the showing instead. I was glad I stayed during the showing because I got to meet Grace (she is also awesome) and watch her in action. Grace has great customer service skills and took the time to answer each potential tenant's questions. She also made sure to get contact information from each tenant for follow-up. Long story short, I had a tenant immediately interested in my place and I had a signed lease two days later. I was incredibly relieved to have a renter because I was worried about the potential loss of income if a property manager wasn't as diligent as I needed in finding a tenant.
The lease is now signed and I like how it clearly lays out everybody's responsibilities (including mine). My tenant is moving in on April 4, 2017 and I plan to have Nest DC manage the sprucing-up of my condo before move-in, including refinishing my hardwood floors, painting, and checking for needed repairs. Nest DC assured me they regularly organize this kind of work between tenants, and like to get it done before move-in because it is much easier than having to work around a tenant that is in the unit and because it prevents the tenant from having to file maintenance requests later.
I'm not sure how Nest DC does renting properties, but as someone who rents an apartment, I imagine they're great. I have never had their help for rentals, but the biggest thing I look for when I'm renting is to work with people who care. I look for the same thing in my tenants, and I have good relationships with people who share that value.
On November 3, 2016, I accidentally put my new phone in a box and mailed it thinking it was my old phone. I was distraught. I ran into a few women who work at Nest DC who were going back into the office (probably to close up), who offered to keep an eye on the blue post box right outside their door the next day to intercept the postal carrier making the pickup. They gave me another colleague's name and email, Edwin, who emailed me around noon to tell me the carrier did drop the phone! Then, Edwin personally dropped it at my condo around the corner on his way from work at 6:45 pm.
My wife and I moved from Colorado to DC in June. Nest-DC was a great resource throughout the search process, providing basic information about DC and giving us good advice about the neighborhoods. They sent listings every day, and narrowed the search based on our input.
In essence, Nest is like having a good friend who really knows DC. They can't work magic, and they don't have a separate secret database of listings, but they are dedicated to finding the right place for you.
I couldn't be happier with my Nest experience! I hired Nest to do some design and light renovation work (involving carpentry and electrical work)-- I needed the work done before I moved in to my new place and this meant they only had a couple of days to make it happen. But it was no problem for Nest! Lisa came with great ideas for what we could do with the space and brought around two of her trusted handymen/contractors to bid on the work and make sure I got the best price. They drew up a contract that seemed reasonable and clearly laid out the work to be done, responsible parties, and cost. Lisa/Nest managed the whole process and took care of every detail (allowing me to focus on the gazillion other details involved in moving!!). The work was completed on time, on budget, and exactly as I had envisioned. Throughout the process, Nest kept me informed of progress on the work and followed up afterward to make sure my expectations were met (exceeded, actually!)-- they even stopped by on my move-in day just to make sure all was going well and brought a little housewarming gift! Great customer service.
Moving across country can be one of the biggest stressors in anyone's life, and last fall as I prepared to move from Washington DC to San Francisco I knew finding the right property managers to take care of our home in DC would be critical. I am big on first impressions, and most of the companies didn't even give me a chance to make one because they didn't call me back, respond to emails, or keep appointments. Who does that?
On the other hand, Nest DC was immediately responsive via email, and able to accomodate my crazy working-while-trying-to-pack-up-a-house-full-of-stuff-by-myself schedule. From the first time I met Lisa I really felt at ease. My house was a mess thanks to the packing, and she completely understood and was nonjudgemental. In the end I used her team's services to help me get the house ready for renters, as well as finding someone to move in and taking care of things after I moved. It was SUCH a stress reliever to know I didn't need to worry about taking my crap to the dump, patching and painting the walls, etc. Lisa, Jim and the team really read my mind in many ways and took care of what needed to be done.
I am totally disturbed by the negative reviews on here on Nest DC. I have worked with them on two separate occasions - as a former resident in a condo building managed by Nest, and as a home owner on a renovation project - and recommend them highly to friends and on my various listservs on a regular basis. Now I will recommend them to you, Yelp community!
I previously lived in the condo building discussed below by another commenter. The previous company the building worked with was shady and unresponsive. Nest is the complete opposite. You can visibly see the changes that Nest has made to the building since taking over last year. It gets more beautiful every time I'm back over there. Moreover, any time I had any problems, I was always able to quickly get a Nest staff member on the phone, and the problem handled in a quick and timely manner. The staff was always genuinely kind and regularly over-delivered on my expectations.
Again, as compared to the previous company with whom my former building worked, and as compared to most of the other property management companies I dealt with in the decade I lived in DC before buying, Nest is the most honest honest, fastest responding, and nicest company I've worked with. I also appreciated the fact that they were the only company I've worked with that is locally owned small business.
I liked Nest so much from that building that when I bought a fixer upper recently, I turned to Nest to help with rethinking my backyard area. They put together several awesome ideas for fencing, my deck problem and landscaping, taking into consideration my budget, needs, and preferences. Additionally, because of their expertise in property management (duh), they were able to offer advice about the changes taking into account my desire to rent out my house in a few years. Finally, they introduced me to an awesome contractor who they will manage for me! I'm so psyched to begin the project!
I am a new Nest DC customer, so this review pertains entirely to my sterling impression of Nest after vetting them this summer to manage my condo unit.
Having found Nest in an initial web search, I thought that their website and general identity were very fresh, appealing, and customer-focused. To me, these seem like relatively unique characteristics in the property management industry, so I was intrigued. Then, after reading their dozens of rave -- yet mysteriously hidden -- Yelp reviews, I decided to contact Lisa, the owner of Nest, to learn more. Within a few hours, Lisa had sent me a thorough, thoughtful response that addressed all of my questions in appropriate detail. She also offered to meet in person to talk further, and to come to me if preferred. (Yes please!)
The next day, I hosted Lisa and her associate, Grace, at my condo for over an hour. I was utterly impressed with their professionalism, warmth, and honesty in answering my questions and offering up information for me to consider. Lisa is clearly a proud business owner, and I appreciated that she made a personal effort to win my business in such an appealing and authentic way throughout our interactions. After that meeting, I gleefully called my mom to tell her how excited I was to hire Nest. I also made my boyfriend listen to me natter about Nest over dinner. :)
Before getting to know Nest, I had resigned myself to the idea that I'd have to go with the "least bad" option I could find for property management. I am now actually feeling very positive about the prospect of renting my place successfully over the long term and increasing the value of the property, and I believe that my lovely tenants and I will both be treated as important customers in the process.
I had to move from Washington, DC to San Francisco in November of 2011 on very short notice. I was panicked about what I was going to do with my two bedroom condo in DC. A friend suggested I speak with Nest about managing my home, and boy am I glad I did. Lisa and Jim came over and talked me through their business and all of the great things that Nest offers as a management company (video walk-throughs, sophisticated advertising to get tenants in the door and all of the usual day-to-day management necessities); but what really struck me was that they were wonderful, genuine people running a small business they were passionate about.
Within a few short weeks, they found great tenants to move into the property. Throughout their lease term, Nest proved to be responsive, communicative and pleasant to work with. Fast-forward a year, and I decided to put my condo on the market. The Nest team was awesome, acting as a point of contact between my Realtor and the tenants to coordinate showings with minimal disruption and great communication.
I am from Brazil and, after completing my master's degree in NY, had to move to DC for a job opportunity. I found a nice apartment at Penn Quarter, administered by Nest DC. Erica showed me the place, and was extremely nice and thoughtfull of my condition as a foreigner and the strains that I had because of it.
But the best was yet to come. I moved in last year and everytime I needed anything, everybody from Nest was amazing. After the bad experience I had in NY, it was so cool to be treated respectfully and thoughtfully by everybody that works in Nest, especially Laura, who is an amazing property manager.
I have been a client of NEST DC for a little over 2 years now. They rent out our 2 BR/1BA basement apartment. We have had two different tenants, a woman who relocated to DC from Seattle, and a terrific BF/GF couple who moved to the area from out of town as well.
NEST DC led the search, according to my family's STRICT criteria each time (no pets, nonsmoker, quiet, etc), and each time they nailed it. We could not be happier with their effort to not only identify tenants, but identify ideal tenants.
In addition to marketing the apartment, they manage it as well. They have a good lease with strong, appropriate language that adheres to the byzantine DC tenant and landlord laws while also being explicitly clear on our requests and demands on tenant behavior and respect for the property generally.
Finally, their maintenance crews and field teams are very responsive, flexible, and courteous. Their rates are reasonable too, and they are on time and professional. I have had one water pipe burst, and they set a schedule, adhered to it, and did a very nice job repairing/replacing the pipe and re-patching all the drywall (and re-painting).
The typical communication is all done via email, and as a landlord, every month I receive a monthly income report via email and at the end of the year/before tax time, they provide the needed tax documents for filing my expenses and income with the IRS.
I have dealt with a lot of property management companies. As a repeat condo owner and someone who rents out a property, I had gotten to the point where I was accepting mediocrity as being "good enough" when it came to property management companies, because I didn't think a decent, high-quality, affordable management company existed.
And then I found Nest DC.
After being burned badly by my last management company (lots of crazy mistakes, including my rent being deposited into another owner's checking account), I waited 9 months before writing this review. I wanted to make sure that this truly was a decent management company. And it is!
Nest DC managed my 1BR/1BA condo in the Petworth/Brightwood area of NW DC. Upon signing my contract with Nest, they had a tenant found and secured within the month. Nest DC relies heavily on email and their portal for managing things, and this is a WONDERFUL feature for people short on time and not living close by. Their communication has been top-notch. Every time I send an email to someone, I get a response (this was not the case with my last property management company). They send a statement each month and will communicate if issues arise, such as repairs.
I have lived in DC for about 5 years now and have rented since living here. I have worked with apartment leasing offices as well as individual landlords. So far, Nest has been my most positive experience when working with renting a unit. They are extremely professional and were always timely for appointments. They have an excellent selection of apartments that are continuously updated on their website. The application process is more extensive than any other leasing office I've dealt with, however I'm fine with it as they are clearly very thorough and try to find a good fit for owners of the units.
During our initial walkthrough, they took a video which was then emailed over with all of the details of the unit. Very helpful for future reference.
The online site for payments and maintenance requests are simple and easy to use as well.
I had a pretty good experience with these guys as a tenant for almost 2 years. Also, my apartment was quite well maintained so I didn't need to contact them very often. I liked their rent pay online system with automatic withdraw, which I know is very common, but now that I have an old-school landlord who asks a check every month I feel that pain.
