This is a nuanced field and doing it well requires intuition, patience, good people skills and a sense of humor. It’s also good to know how to fix a toilet in a pinch. We have that skill too. And more. 

We have invested in very sophisticated systems and a highly energentic and talented staff to ensure that we deliver outstanding results for every owner.  Every time.  From the moment we meet a client, we strive to over deliver.  Our attention to detail is our signature and we work hard to ensure both clients and tenants have a one-of-a-kind experience when working with the Nest DC team.

• Extensive property marketing including website features, craigslist, facebook, twitter, Trulia, weekly newsletters, blogs, community & professional listservs and paid advertising
• Evening, Saturday and daytime showings
• Tenant vetting and selection including credit, landlord & reference checks
• Cash flow and property asset management
• Round the clock emergency call service for tenants
• Video property inspections and written inspection reports
• Lease preparation and execution  - ensure compliance with all DC tenant laws
• Move in + move out walkthroughs
• Direct deposit and online rent payment capacity
• Maintenance and upgrade coordination
• Coordination with building associations and management companies
• Neighbor introductions for houses and rowhomes
• On-line portals for tenants and owners
• Year end tax summary and 1099's
• Interior/exterior upgrade and design service – protect and maximize your investment

Our rates for leasing and marketing are 90% of one full month's rent if you retain Nest for monthly mangement. Monthly management fees are 8% per month for condo and co-op units and 10% per month for houses and rowhomes.  Fees for property management, in most cases, are tax deductable. We also think they help you sleep better through the night!  Please note, we do not offer management services in Virginia. We have also stopped accepting furnished rentals but would be happy to refer you to another company if that's what you need!
